Why I-81 shapes everything here
Interstate 81 is the reason commercial property in this part of Virginia behaves the way it does. It carries freight the length of the Shenandoah Valley, and the exits along it are where regional traffic becomes local traffic. For a business that depends on either, the distance between a site and the nearest interchange matters more than almost anything else on the survey.
That is why two parcels a mile apart can sit in genuinely different markets. One is a right turn off the ramp; the other needs a driver to cross town. For a truck-dependent user that is not a detail, it is the decision.
Abingdon, Marion, Wytheville, Dublin, and Christiansburg all sit on or near that line, and each has a different mix of building stock behind it. Norton, Wise, and Lebanon work on a different logic again, further west and driven by different employers.
